What BiharAssets Verifies

Phone & Contact

We verify the phone numbers of every registered seller and agent via OTP to ensure they are reachable and not using temporary numbers.

Basic Identity (KYC)

Agents and Owners who receive a "Verified Badge" have submitted their Aadhaar/PAN to our support team for basic identity confirmation.

What We Do NOT Verify

BiharAssets is a listing platform, not a legal guarantor or a registered real estate brokerage. Because property laws in Bihar require physical documentation checks, we cannot legally verify the following:

  • Legal Title & OwnershipWe do not check government registry offices to confirm if the seller is the legal owner of the plot or house.
  • Pending Land Disputes or DuesWe do not verify if the property is involved in any court case, bank mortgage, or has pending municipal taxes.
  • RERA Project ApprovalsWhile we require builders to input their RERA numbers, we do not actively audit their ongoing compliance with Bihar RERA authorities.

Buyer's Responsibilities

The Golden Rule

Never transfer booking amounts, tokens, or any form of money to a seller without first completing these three steps:

  1. Physical Inspection: Visit the property or plot in person.
  2. Document Review: Ask for original registry papers, mutation receipts (Dakhil Kharij), and latest tax receipts.
  3. Legal Counsel: Hire a local property lawyer in the respective district to run a title search.
